• Rating Appeal Advice

Remember, there is only one opportunity to appeal your Rateable Value. Don’t waste it. We will advise if it is appropriate to make an appeal. Appoint an experienced Chartered Surveyor, regulated by the Royal Institution of Chartered Surveyors and practicing their strict Code of Practice. This Code of Practice has been jointly adopted by the Royal Institution of Chartered Surveyors (RICS), the Institute of Revenues, Rating and Valuation (IRRV) and the Rating Surveyors’Association (RSA). It is supported by the Valuation Office Agency.

• Compulsory Purchase Compensation

This is where the government, local council or utility company has the legal right to buy or take rights over private property, if it falls within a public or private construction project (e.g. town centre redevelopment area, sewer, water or gas pipe schemes, and rail or road building projects).

Compensation is paid to reflect the losses and disturbance caused by a compulsory purchase or statutory scheme on an owner or occupier’s property.

Compensation is based on the market value of the land taken ignoring any increase which the acquisition/development may add to the value. For more information refer to the Land Compensation Act 1961. The losses must be unavoidable and as a direct result of the scheme. Compensation may either be a range of payments or accommodation works (works to lessen the effect of the scheme) or both. The vendor will generally be liable for little or no fee as we will negotiate the payment of our fees by the acquiring authority.
